For Sale by Owner homes, are sometimes overpriced. This may be one of the biggest mistakes of a for sale by owner  seller. There are several different ways to sell your home without over or under pricing. If you over price, you could lose many potential buyers. If you under price, you could be cutting yourself short. Here are a few ways to obtain accurate pricing data.

An appraisal, which means assessing the value of something, is the best thing to obtain. Appraisals may set you back a few hundred dollars, but they are worth it. A licensed appraiser will come out to your home and look at all aspects of the home in detail. They will put everything down on paper, which allows you to show potential buyers what the home values out at.

If you don’t want to spend that money just yet, there are other ways of getting an idea of what to sell your home for. You could obtain a listing of the houses sold that are similar to yours and see what they sold for. While this won’t give you the exact value of your house, it will give you a very good idea. Chances are there are homes in your area or even in your neighborhood that are for sale. It is likely that these homes will have open houses. These are great opportunities for you! You could go to some of the open houses to see how they are set up and while you are there, you could find out what their asking price is.

The thing to keep in mind is that the only way to get an accurate price for your home is to have an appraisal done . The other options will just give you a baseline of what is being offered. It also truly helps if you try to find homes that are similar to yours. Those would be the houses in your area, the same age, same number of bedrooms, some of the same features and even the condition.  All of this may seem time consuming, but you want to make sure you get the amount of money your house is worth.
